Sirovilla Retirement Village provides affordable, long-term housing for seniors aged 67 years or older, who are Australian citizens or residents, receive the Centrelink Aged Pension and are able to live independently in a safe village environment. Apply using the online form below to join our waitlist today.

It is free to apply to join the Sirovilla wait list.  You can apply from 62 years of age, and you are under no obligation to accept a unit if one is offered to you.  All our units are currently occupied and are offered on a “next-on-list” basis when a unit becomes available.

Village Information Statement

Before completing this application form, please read the Village Information Statement(s) for the retirement villages you are applying for.

From the 1 May 2026, the Retirement Villages Act 2025 requires every retirement village in Victoria to provide a Village Information Statement in the same standardised format, so prospective residents can compare retirement villages on a like-for-like basis. It is designed to provide prospective residents with information to make an informed decision about whether to move into this village.  It covers the cost of entering, living in and leaving, the services and facilities available, and important details about how the village operates.

  • Eligibility

    Residents must be aged 67 years or older, be an Australian citizen/resident and receiving the Centrelink Aged Pension at the time of admission, however applicants can apply to join the Sirovilla Waiting List from the age of 62 years.

  • Fee structure

    The rental charge is 25% of eligible income and 100% of the Commonwealth Rental Assistance (CRA). Rents only increase once a year in line with income increases.

    An ingoing contribution may be required based on the resident's ability to pay. This amount is calculated on the defined assets with a maximum amount to be paid of $60,000. The ability to pay an ingoing contribution is not a criteria in being offered admission.

  • Agreements

    Under the Retirement Villages Act 1986, we are required to give a prospective resident at least 21 days to read the contract. This provides an opportunity for prospective residents to get external advice before signing an important document, which is your Residency Agreement and becomes a binding contract between you and Sirovilla. By law we are also required to give prospective residents a copy of our Disclosure Statement.

  • Allocating a unit

    To manage the very high demand, Sirovilla has developed a Waiting List policy we refer to as "next-on-list".

    When a unit becomes available, the next eligible person/s at the top of the Waiting List for that village will be offered the vacant unit.  If the unit is refused, it is offered to the next person/s on the list.
